Choosing Regional Comps That Actually Defend Your Value

Distance is only one factor. Here's the layered approach we use to select regionally appropriate comps.

Regional comp selection is not a distance search. It's a layered judgment about where the subject would actually sell, and to whom.

The layers that matter

  • Market reach: is the subject a local-buyer piece or a regional transporter target?
  • Channel fit: dealer inventory, private-party, or auction — which channel would clear it?
  • Seasonality: is the region on the demand side or the supply side of the current cycle?
  • Configuration: attachments, hours bands, and options that regional buyers actually pay for.

A defensible selection sequence

Start from the likely sale channel, not the map. Filter to comparable configuration. Then widen or tighten the radius until the candidate set is large enough to rank but small enough to defend. Radius is the last knob, not the first.
